STRABAG SE, through its corporate unit STRABAG Hold Estate, has completed the acquisition of the office skyscraper “Olivia Star” in Danzig. The property is the tallest building within the Olivia Centre complex and simultaneously the largest office property in the Tri-City metropolitan area of Danzig-Gdynia-Sopot.

The office tower spans 35 storeys and reaches a height of 180 metres. The total area of modern office space amounts to approximately 40,000 m². The transaction was structured as a share deal, with Tonsa Commercial acting as the seller. The occupancy rate of the property is around 98%, indicating almost full utilisation. Tenants include international companies such as Nordea Bank and PwC.

Property features and strategic importance

Beyond pure office space, “Olivia Star” offers additional amenities. These include conference rooms, catering facilities in the form of restaurants and bars, and a publicly accessible viewing platform. This underscores the multifunctional character of the property.

Verena Weingarten, Investment Manager at STRABAG Hold Estate, commented on the acquisition. She stated that the property combines a prime location, high occupancy, and strong ESG criteria, which demonstrates its alignment with the company’s long-term investment strategy.

Sustainability and technical standards

The “Olivia Star” is characterised by high technical standards and sustainability features. This is reflected in energy-efficient systems. These include free cooling, the use of reversible heat pumps, and geothermal heating and cooling systems. Furthermore, solutions for condensate recovery are employed, which minimises the building's ecological footprint.
