GreenBuild360 GmbH, a general contractor from Spaichingen, has announced a strategic partnership with NiTO Holzstein GmbH from Schwanewede. The objective of this collaboration is to scale construction methods based on a CO2-negative principle. This is achieved by integrating the DIBt-certified, glue-free NiTO solid timber block system into GreenBuild360's digital planning processes. This enables a standardised and serially manufacturable construction method for multi-storey residential and commercial buildings.

The initiative presents an alternative to solid construction, particularly against the backdrop of current stagnation in the conventional construction sector. It addresses challenges such as rising material costs and lengthy approval procedures in traditional building construction, while simultaneously aiming to reduce high primary energy consumption. The cooperation combines NiTO Holzstein's material expertise with GreenBuild360's digital manufacturing precision.

System Features and Efficiency Parameters

The patented NiTO system is based on modular solid and half building blocks made from certified C24 timber, for example, in a basic grid of 40x40x15 cm. The mechanical connection of the elements is achieved using wooden nails. A precise 5 cm tongue-and-groove interlocking system enables the components to be dovetailed on-site. In conjunction with GreenBuild360's digital twins and BIM-based execution planning, this methodology achieves significant performance values.

  • Accelerated Shell Construction Phase: The interlocking assembly reduces on-site assembly times compared to traditional masonry construction.
  • Maximum CO2 Sequestration Performance: Every cubic metre of timber used binds carbon and meets the criteria of the Sustainable Building Quality Seal (QNG).
  • Certified Statics: DIBt approval covers construction projects of up to two full storeys plus an attic storey, which is relevant for infill development and settlement construction.

The integration of the NiTO building block structure into an overall energy system is achieved by combining it with purely bio-based insulation materials made from straw, hemp, and clay. Proprietary interfaces also contribute to shortening construction times. These approaches will be demonstrated in detail within selected pilot projects.

Falk Schumacher, co-founder of GreenBuild360 GmbH, commented that the current construction crisis demands that sustainability be understood as an increase in efficiency, not an additional feature. He explained that the team around Thorsten Staritz and Karin Brünsch had developed a product with NiTO Holzstein that corresponded to GreenBuild360's principles: circular and mechanically well-conceived. By embedding these timber building blocks into the digital process chain, affordable, CO2-negative housing with shortened construction times would be created.
