The Supernova Group has strengthened its commitment to the Italian real estate market through the acquisition of the Le Vele shopping centre in Desenzano del Garda, Lombardy. This transaction, which marks the addition of another retail property to the company's portfolio, took place on the southern shore of Lake Garda, a significant leisure and tourism region in Italy. The acquisition underscores the Supernova Group's strategic focus on investing in high-quality retail properties in prominent locations with established regional catchment areas.
The Le Vele shopping centre is situated on Viale G. Marconi on the outskirts of Desenzano del Garda in the Province of Brescia. Its location is characterised by high visibility and optimal accessibility, as the centre lies on one of the main transport arteries connecting Desenzano del Garda with Castiglione delle Stiviere. Due to its proximity to Lake Garda, the property appeals not only to the local population but also to the significant number of national and international tourists who frequent the region annually.
Property Features and Tenant Structure
Designed as an open-air shopping centre, Le Vele integrates generous promenade areas with an open architectural concept. The total lettable area (GLA) of the shopping centre is approximately 26,749 square metres and houses 45 tenants. The industry mix includes gastronomy, fashion, home & lifestyle, sportswear, children's fashion, shoes and accessories, electronics, food, pet supplies, health and beauty, as well as services and leisure offerings. Established anchor tenants include Lidl, Scarpe & Scarpe, Prenatal Toys and MFS Price.
An upcoming opening of HalfPrice, a European off-price retail concept, will further diversify Le Vele's retail offering and enhance the location's appeal for customers and international brands.
Strategic Direction and Future Prospects
Markus Pinggera, Managing Director of Supernova Group, stated that Le Vele represents a valuable addition to their growing Italian portfolio. He highlighted the excellent location on Lake Garda, the diverse tenant mix, and the centre's strong regional importance as factors for an attractive long-term investment. The Supernova Group intends to specifically invest in the future of the property, further develop its potential, and sustainably strengthen Le Vele as an attractive retail location for customers, tenants, and the entire region.
With this acquisition, the Supernova Group consolidates its position as one of the active investors in the Italian retail real estate market. The company continues its strategy of investing in advantageously positioned retail properties and creating long-term value through active management, strategic investments, and sustainable development.
