TERTIA Berufsförderung is continuing its expansion course in the federal state of North Rhine-Westphalia. A new lease agreement has been concluded for a property at Pettenkoferstraße 27–29 in Hagen. The property was brokered by Brockhoff, a company specialising in commercial property letting. With this acquisition, TERTIA Berufsförderung strengthens its regional presence in a strategically important area.
The property in Hagen offers a total area of approximately 972 square metres. This comprises a substantial hall area, complemented by integrated office and social spaces. This configuration is relevant for educational and support institutions, as it offers flexible usage options for training purposes, workshops, and administrative tasks.
Location Factors and Market Situation
A key criterion for the tenancy was the property's accessibility. The location is characterised by its good reachability. Several motorways are accessible by car within a few minutes, which facilitates logistical connections for employees and participants. Furthermore, public transport (ÖPNV) stops are within immediate walking distance. This connectivity is to be classified as a substantial factor for an educational provider that records a high frequency of participants.
Hanna Rottmann, who works as a real estate consultant at Brockhoff, commented on the transaction by noting that locations in the light industrial segment are experiencing strong demand. She explained that companies are looking for flexible spaces that sensibly combine diverse uses and ensure rapid accessibility. The successful brokerage for Brockhoff underscores the persistently high demand for well-connected commercial properties in North Rhine-Westphalia.
This development reflects a general trend in the real estate market, where companies prioritise locations that ensure optimal accessibility for both employees and clients. This circumstance is particularly important for regionally oriented educational providers with a high volume of visitors, as it significantly impacts the efficiency of operational processes.
