FLUWOG-NORDMARK eG, Baugenossenschaft Hamburger Wohnen eG, and Allgemeine Deutsche Schiffszimmerer-Genossenschaft eG have successfully bid for the development of plot 62 at Strandkai. Their project is named "Der Bunte Hund" (The Colourful Dog) and aims to unite cooperative living, social diversity, and a vibrant neighbourhood. The approximately 5,200 square metre site is located in direct proximity to Grasbrookpark and represents the final residential building plot within the western HafenCity. Approximately 11,000 people already inhabit HafenCity in various forms of housing.
Concept and Diversity of Use
The planned concept foresees a primarily residential use, encompassing both subsidised and privately financed rental flats. Additionally, publicly accessible ground floor uses are planned to encourage the project's openness to the surrounding quarter. At the core of the project is a differentiated housing offer that appeals to people in various stages of life. This includes family-friendly flats, needs-based one- to two-person households, and specific offers for students and apprentices, including inclusive living arrangements and communal structures. This aims to create a socially heterogeneous place that brings together diverse population groups.
Beyond the residential area, "Der Bunte Hund" is intended to provide space for encounters. Plans include a market hall with regional products, as well as areas for educational purposes, social gatherings, and civic engagement. In collaboration with partners from the social, catering, and regional production sectors, a vibrant place will be created that is accessible to both residents and the surrounding neighbourhood. The executive boards of the three participating cooperatives expressed their delight at the opportunity to develop this plot cooperatively. They emphasised their conviction that housing extends beyond the private sphere and aimed for a place that enables home, neighbourhood, and community building.
The three cooperatives bring their extensive expertise in the development and management of residential quarters in Hamburg to the joint project. Their explicit goal is the synthesis of affordable housing, social participation, and long-term oriented quarter development. HafenCity Hamburg GmbH specifically promotes such structures through its plot allocation practice. Dr. Andreas Kleinau, CEO of HafenCity Hamburg GmbH, underlined that the final residential building plot in the western HafenCity would receive a concept of particular appeal. He highlighted that "Der Bunte Hund" integrates all essential elements for a functioning urban district, namely living space and meeting places for diverse groups of people and needs.
Project Steps and Timeline
As part of the now-completed reservation, the three cooperatives receive exclusivity for the further development of the project, subject to the approval of the municipal commission for land reorganisation. Over the next approximately two years, the concept will be refined. The next steps include an architectural competition and the detailed qualification of the project. The conclusion of the land purchase agreement is scheduled for 2028 according to current plans, with construction commencement following thereafter.
