CTP, a leading owner, developer and long-term manager of logistics and industrial properties in Europe, has successfully completed a new logistics building in Simmern. The modern hall spans a gross floor area of approximately 7,800 square metres. This construction was undertaken on a specific partial plot of around 15,100 square metres, which itself forms part of a larger site of approximately 127,000 square metres. The property, located at Argenthaler Straße 11, was completed in June 2026.
The asset was specifically designed for a manufacturer of compressed air technology. It features user-specific office spaces and is primarily intended for storage purposes. The technical equipment of the hall includes clear heights of ten and 16.70 metres. Particular attention was paid to future adaptability: the building is structurally pre-equipped for the later installation of a narrow-aisle high-bay warehouse and an automated small parts warehouse. This preparation enables efficient use of space and the option for further automation of the tenant's storage capacities.
LIST Bau's Stuttgart branch was responsible for the construction as the general contractor. The project is certified to the DGNB Gold Standard, underscoring its adherence to high sustainability criteria.
Strategic Alignment and Location Advantages
Sarah Klein, Construction Director at CTP Germany, emphasised the company's long-term planning. She explained that locations are not merely developed for current requirements, but must ensure lasting functionality. In Simmern, this perspective was already taken into account during the planning phase. The varying hall heights and the structural pre-equipping for specific storage systems create the basis for efficient space utilisation and future-proof logistics processes. This secures long-term prospects for tenants and the sustainable usability of the properties, even as requirements change.
The Simmern location is situated in an established industrial and commercial environment in the Hunsrück, characterised by industrial, production and logistics companies. This offers companies a well-developed commercial infrastructure, a broad potential workforce, and a strategic location between the Rhine-Main, Rhine-Ruhr and Greater Trier economic regions. A significant advantage is its excellent regional transport links.
