3SI Immogroup has expanded its portfolio with three Viennese period buildings in strategically important locations. These acquisitions include properties in Hohlweggasse in the 3rd district, Hagenberggasse in the 13th district, and Große Pfarrgasse in the 2nd district. With these acquisitions, the Viennese family-owned company reaffirms its focus on high-quality existing properties in sought-after residential areas of Vienna.
The focus of the most recent acquisitions is on the targeted upgrading of the existing buildings, as well as the successive refurbishment and individual sale of the apartments. Michael Schmidt, Managing Director of 3SI Immogroup, stated that the excellent residential locations and the quality of the existing stock in all three properties were convincing, and that they perfectly match the company's strategy to invest in high-quality Viennese existing properties and to secure and further develop their qualities in the long term.
The property in Hohlweggasse in Wien-Landstraße offers approximately 852 m² of usable space. This building, which has already been refurbished and extended with a top floor, has a lift. Several apartments are equipped with private open spaces. The location in the Fasanviertel is characterised by its proximity to recreational areas such as the Belvedere, the Botanical Garden, and the Schweizergarten. At the same time, central infrastructures such as the main railway station, local amenities, and gastronomy are quickly accessible. Planned measures include modernisations of the common areas and selected apartments to enhance living quality.
In Wien-Hietzing, the property in Hagenberggasse has approximately 1,425 m² of usable space. This property stands out due to its quiet hillside location and generous open spaces. Almost all of the 17 apartments have a balcony, terrace, or garden, offering a high quality of living and recreation, some with extensive views reaching to Vienna city centre. The location near Ober St. Veit combines a green residential environment with good infrastructure and connections via U4 and bus. The portfolio is also complemented by a refurbished Wilhelminian-era corner building in Große Pfarrgasse in Vienna’s Karmeliterviertel. This property comprises more than 2,300 m² of usable space and 25 apartments, all of which are fully let. The top floor was extended in 2023. The location near Karmelitermarkt is one of the property's strengths, combining urban living with short distances to local amenities, gastronomy, and leisure facilities. For this property, targeted upgrading measures on the building, as well as the gradual refurbishment and individual sale of apartments, are planned.
With these three acquisitions, 3SI Immogroup continues its strategic focus on high-quality existing properties in established Viennese residential areas. In addition to project development and revitalisations, targeted upgrading of existing residential buildings is an essential part of the acquisition policy. The sale of the first apartments is scheduled to begin in the coming months.
