Tishman Speyer reports the full letting of a newly completed logistics property in Düsseldorf-Heerdt. The long-term lease agreements were concluded with CNBM Germany and H&H GmbH. This property was developed after Tishman Speyer acquired the underlying land in 2024 via an off-market transaction. This acquisition encompassed a total of two plots of land, which were designated for logistics project developments in Düsseldorf and Ratingen.
The property in Düsseldorf, developed by Tishman Speyer, comprises a lettable area of approximately 22,900 square metres. The completion of the spaces was realised in August 2026. As one of the main tenants, H&H GmbH, an integrated third-party logistics service provider, occupies more than 16,000 square metres under a long-term contract. The company will strategically use this location for warehousing, fulfilment services, customs services, and other specialised logistics solutions. H&H GmbH commenced operations at the site in September 2026.
Another significant tenant is CNBM Germany GmbH, a company belonging to the China National Building Material Group, which has leased approximately 6,300 square metres for a term of seven years. These spaces were handed over in August 2026. CNBM Germany will establish a logistics hub at the property for products from the renewable energy sector, including solar modules and battery systems, as well as products from other companies within the China National Building Material Group.
Strategic Location and Sustainability
Dominique Weidner, Senior Director at Tishman Speyer, stated that the completion and full letting of the project demonstrate the company's ability to provide high-quality logistics space in a strategically important market. He further elaborated that the long-term leases reflect the resilience of the logistics sector and the ongoing demand for modern properties in Germany's major conurbations.
The project development was designed according to high sustainability standards and aims for a DGNB Gold certification. This underlines the consideration of environmental aspects in planning and implementation. Integrated sustainability features include: infrastructure for photovoltaic systems, the use of heat pumps, energy-efficient LED lighting, and charging facilities for electric vehicles.
The property's location is on the left bank of the Rhine in Düsseldorf-Heerdt and offers excellent transport links to key infrastructure points. These include the A52 motorway, Düsseldorf city centre, Düsseldorf harbour, and Düsseldorf Airport. Tishman Speyer's platform for industrial and logistics properties, launched in 2021 as part of the company's growth and diversification strategy, develops, owns, and operates Class A properties in key metropolitan regions across Europe and the United States. The platform currently comprises three properties in France, two in Germany, and six in the United States.
The brokerage of the lease agreement with CNBM was primarily handled by JLL as the letting agent and local letting advisor. Corealis provided advisory services for the lease agreement with H&H.
