The Titan Group, an international real estate investor, has strengthened its commitment to the German market with two acquisitions. The properties acquired are an established local supply asset in Elsenfeld, Bavaria, and a mixed-use property in North Rhine-Westphalia. Legal advice for these transactions was provided by the European commercial law firm Fieldfisher.

The property in Elsenfeld, located at Bahnhofstraße 27, is designed for local supply and features retail units with long-term leases. The tenants comprise renowned providers in the food, drugstore, and daily necessities sectors. This acquisition complements the Titan Group's existing German portfolio in the large-scale retail and local supply property segment.

The second transaction involves a mixed-use property in North Rhine-Westphalia. According to the investor, this property is characterised by the combination of various uses and exhibits attractive potential for value appreciation and development in an established urban environment.

Strategic Direction and Legal Support

Matan Winner, Managing Director of the Titan Group, stated that the acquisitions in Elsenfeld and North Rhine-Westphalia continue the company's consistent growth trajectory in Germany. The Titan Group's investment strategy targets properties with stable returns, sustainable user concepts, and attractive potential for value appreciation. The focus is on both established existing properties and those with development prospects.

Comprehensive legal advice for the buyer was provided by a team from Fieldfisher. This team consisted of Philipp Stricharz, LL.M. Eur., Partner, and Klaudia Petersen (née Heyser), LL.M. (Lisbon), Associate. Ms Petersen was instrumental in managing the ongoing transactions, including legal due diligence, contract negotiations, and coordination of the entire closing process. The team supported the transactions from initial legal review and structuring of the acquiring companies to successful signing and closing.

Klaudia Petersen from Fieldfisher emphasised that the successful execution of the transactions was achieved in close cooperation with the client. Confidentiality was agreed upon regarding the financial details of the acquisitions.

IVS Immobilien-Vertriebs GmbH, an owner-managed property brokerage and consulting boutique from the Stuttgart region, was responsible for brokering the transaction.
