The Bremen property company Justus Grosse has held the topping-out ceremony for the first of a total of four office buildings in the 'TECHNIQUE' ensemble in Bremen Technology Park. This event, just under eleven months after the groundbreaking, signals significant progress in the realisation of the overall development. The six-storey building comprises a rental area of approximately 2,800 square metres and is fully and long-term leased to the Uzuner Unternehmensgruppe. Completion of this first construction phase is scheduled for 2027.

The entire 'TECHNIQUE' project will encompass four office buildings with a total rental area of over 12,100 square metres. Construction is being carried out by general contractor Alfred Döpker GmbH & Co. KG, with the architectural design by Johannes Schneider Architekt BDA Bremen. The strategic location near the University of Bremen, research institutions and technology companies fosters cooperation and knowledge transfer, underscoring the attractiveness of the site for innovation-driven businesses.

Vision of an Innovation Campus Becomes Reality

Paul Schulze-Smidt, Managing Partner at Justus Grosse, emphasised that the topping-out ceremony concretises the vision of a sustainable and future-oriented innovation campus. 'TECHNIQUE' is designed to combine modern, flexible working environments with high standards of sustainability, quality and future viability. Flexible floor plans, advanced technical infrastructure and high-quality communal areas are intended to enable diverse usage concepts. The high demand confirms the need for such spaces, as evidenced by the full occupancy of the first building. Further areas are already in advanced rental negotiations.

The Uzuner Unternehmensgruppe, an internationally active IT and consulting company focusing on digitisation, artificial intelligence, system integration, SAP, as well as process and project management, will use the first building as its new location. Bülent Uzuner, Managing Partner of the Uzuner Unternehmensgruppe, highlighted that all Bremen companies within the Uzuner Competence Group will be brought together spatially here to create synergies and innovation potential. Furthermore, the company plans to develop the site into an IT hub within the Technology Park together with partners.

Sustainability and Urban Connectivity

'TECHNIQUE' expands the offering for technology-oriented and knowledge-based companies in the Technology Park. The location at the corner of Lise-Meitner-Straße and Hildegard-von-Bingen-Straße is optimally connected in terms of transport via the A27 motorway and public transport. Kristina Vogt, Senator for Economic Affairs, Ports and Transformation, views the development as an important impetus for Bremen's economic development and a strengthening of its business location.

The entire office ensemble will be constructed according to the EH 40 QNG Plus efficiency house standard and aims for DGNB Gold certification. The concept includes photovoltaic systems, green roofs, energy-efficient building technology, and the use of resource-efficient building materials, including recycled concrete. A communal roof terrace is planned for the three other office buildings. A mobility hub with over 160 parking spaces, charging points for electric vehicles, and ample bicycle parking facilities complements the infrastructure. Özlem Ünsal, Senator for Building, Mobility and Urban Development, praised the project's high urban development and ecological quality as exemplary for a new generation of office buildings, combining sophisticated architecture with a consistently sustainable building concept.

Justus Grosse is investing approximately 45 million Euros in the overall development of 'TECHNIQUE'. Following the completion of the important shell construction phase, work is now focusing on the interior fit-out of the first building. The full completion of the ensemble is planned by the end of 2028.
