The Hansa Carrée in Hamburg represents the second German office complex for the French SCPI, whose portfolio now comprises 59 properties with a market capitalisation of approximately EUR 1.4 billion. This acquisition underscores the SCPI's strategy to strengthen its presence in key European markets.

Location and Market Conditions

The Hansa Carrée is located in City Süd, one of the relevant office locations in central Hamburg. This district is characterised by its economic diversification, an established logistics and port infrastructure, and stable demand for rental space. City Süd presents itself as a mixed-use urban environment that integrates office units, service companies, and smaller businesses. Transport links are excellent due to direct access to the Hammerbrook S-Bahn station.

Property Features and Tenant Structure

The Hansa Carrée offers office space totalling over 20,800 square metres, as well as 324 parking spaces equipped with charging stations. The building's occupancy rate is 92 percent, spread across approximately 30 companies from various sectors. These include public administration, transport and logistics, and healthcare. The existing sector diversity, combined with the stability of long-term tenants who have occupied the property for over five years, ensures rental stability. This is considered advantageous in the current market environment.

The property also meets high environmental standards and holds a BREEAM Good certificate. It is equipped with charging stations for electric vehicles and green spaces, which aligns with the ESG commitments and the Socially Responsible Investment (SRI) approach of the Transitions Europe SCPI. Abdelkader Guennioui, Director of Fund Management, stated that this acquisition strengthens the development of Transitions Europe in the German market. He highlighted that the property benefits from solid rental fundamentals with over 30 tenants and offers an attractive rental yield, with nearly 50 percent of rental income coming from public and semi-public institutions. This income diversification contributes to the resilience of the portfolio.
