The Turner School, an educational institution specialising in the operation and management of commercial and industrial property, has renewed its lease for 8,300 square feet at 145 West 30th Street in New York, landlord The Feil Organization announced. The institution has been a tenant in the twelve-storey loft-style office building in Midtown South since 2008 and will continue to occupy the entire sixth floor.
A spokesperson for The Feil Organization confirmed to the Commercial Observer that the agreement is a long-term lease. The asking rent was 55 US dollars per square foot. The conclusion of the deal retains an established occupier for the property for a further period.
Significance for educational operations and space layout
Thomas Carney, Chief Operating Officer of the Turner School, explained that they were delighted to continue their partnership with The Feil Organization at 145 West 30th Street. Occupying an entire floor and the central location provided the necessary framework to maintain student support and high-quality training programmes.
Founded in 1945, the Turner School offers practical training, including courses in industrial refrigeration and air conditioning. Graduates obtain licences qualifying them for careers as operating engineers or in property management.
Transaction participants and tenant structure
In the transaction, The Feil Organization was represented in-house by Andrew Wiener. The interests of the Turner School were represented by Jordan Weiss of advisory firm Savills. Wiener emphasised that the decision for an early renewal demonstrates the sustained appeal of the property and the practical benefits of cross-floor space. The chosen lease structure also gives the school the flexibility to carry out its own modernisations to the premises.
The property at 145 West 30th Street is situated in immediate proximity to the Penn Plaza commercial district, directly south of Madison Square Garden and Pennsylvania Station. In addition to the Turner School, the office building accommodates other tenants:
- —Wave Sports & Entertainment
- —Department of Motor Vehicles License Express
- —The non-profit association InterAgency Council of Developmental Disabilities Agencies
With this renewed commitment, The Feil Organization relies on continuity in a central Manhattan submarket that continues to see stable demand for functional office and educational space.
