Hamburg-based real estate investment manager Union Investment has acquired Gulliver’s Retail Park in the north of Dublin, marking its entry into the Irish retail sector. The asset will be transferred into an open-ended real estate special fund for institutional investors. The vendor of the property is Ambercrest Limited Partnership. The parties involved have agreed not to disclose the purchase price.
Built in 2006 and expanded over time, the retail park complex comprises approximately 14,590 square metres of lettable space. The property is currently fully let and provides the fund with a stable cash flow foundation.
Tenant structure and strategic positioning
A Lidl supermarket acts as the anchor tenant, occupying around 1,860 square metres of lettable space. Alongside the Irish retail chain The Range, which focuses on home, garden and leisure products, the company has secured a long-term commitment to the location through a new lease agreement. The tenant roster is complemented by well-known high-street brands:
- —Food and food service concepts such as Eurospar, McDonald’s and Costa Coffee
- —Home and furniture stores including Jysk and EZ Living Interiors
- —Large-format retail operators with regional draw
According to Jacob Thompson, Senior Investment Manager UK & Ireland at Union Investment in London, this is a core investment that aligns with the long-term allocation strategy. He noted that the supply of retail parks in the Greater Dublin area remains heavily restricted, with development activity expected to remain constrained for the foreseeable future. Fund manager Michael Kammerzell emphasised that, alongside income security, there is strong potential for rental growth, supported by planning constraints on new schemes in the metropolitan region.
Transport connections and expansion in Dublin
The site benefits from high visibility along the M50 motorway in the immediate vicinity of established retail developments. These include Ireland's only IKEA flagship store, a Tesco distribution centre and a Decathlon store. The current catchment area of more than 400,000 residents is projected to expand further following the completion of a planned MetroLink station close to the site.
Union Investment has been active in Dublin's property market since 2015. Following this transaction, its local portfolio expands to eleven properties, adding retail assets in the Irish capital to its existing office, hotel and residential holdings.
