The ROSA-ALSCHER Group has received significant sustainability awards for the ZAM Life (MK 2.4) project within the ZAM urban quarter in Munich. The ensemble was awarded LEED Gold and DGNB Gold certification. These recognitions are supplemented by confirmation of ESG verification according to the EU Taxonomy. These certificates confirm the sustainability quality of the mixed-use ensemble in Munich-Freiham in accordance with national and international standards.
LEED assesses properties based on criteria such as energy efficiency, resource consumption, location connectivity, and indoor air quality. The awarded Gold certification highlights the comprehensive sustainability approach adopted by the ROSA-ALSCHER Group in the development of ZAM Life. The criteria of the DGNB (German Sustainable Building Council) complement this assessment by considering economic, ecological, and socio-cultural aspects, which also received Gold.
Function and Scope of the Ensemble
ZAM Life forms a central component of the new Freiham district centre in western Munich. The entire ensemble boasts a usable area of approximately 30,600 square metres. Of this, around 10,600 square metres are designated for gastronomy and retail. The residential use is diversely designed and includes a housing mix tailored to different life stages and household sizes. The offerings range from compact apartments of around 22 square metres to spacious family homes up to 150 square metres.
ZAM Life is integrated into the overarching mixed-use concept of the ZAM quarter. The entire quarter comprises a rental area of approximately 110,000 square metres and combines residential, office, retail, and gastronomic functions. Its location in direct proximity to Freiham S-Bahn station and the A99 motorway ensures good connectivity to Munich city centre.
Quarter's Sustainability Strategy
ZAM Life's sustainability strategy is embedded in the overall concept of the quarter. ZAM utilises geothermal energy, district heating, and its own photovoltaic systems for energy supply. Additionally, mobility solutions are offered, including a mobility hub, bicycle parking spaces with charging infrastructure, and electric vehicle charging stations. Johannes Trüg, Technical Project Manager at the ROSA-ALSCHER Group, stated that the certifications and the confirmed ESG verification demonstrate that sustainability requirements at ZAM Life were consistently anchored in planning and implementation. It was crucial, he added, to translate these requirements into concrete technical solutions.
With the received LEED Gold and DGNB Gold awards, as well as the confirmed ESG verification according to the EU Taxonomy, ZAM Life continues the sustainable positioning of the overall quarter. The separate project ZAM Spaces was also previously certified with LEED Gold and DGNB Gold, underscoring the ROSA-ALSCHER Group's consistent commitment to sustainable development throughout the entire quarter.
