7R, an established commercial property developer, has commenced the development of "7R Park Warsaw South III". This project, a logistics park in Sękocin near Warsaw, comprises two buildings with a total lettable area of approximately 47,000 m². Construction is planned to start in early August 2026. Prior to the official start of construction, a long-term lease agreement was concluded with Strefa Tenisa, a leading e-commerce company for tennis equipment in Poland, for 3,500 m² of space.

With this project, 7R returns to the Warsaw warehouse market after a multi-year break. The choice of the Sękocin location, bordering Janki, places the project in an established logistics area of Greater Warsaw. The complex is primarily designed for companies from sectors such as e-commerce, omnichannel, retail, last-mile logistics, distribution, and light industry. The aim is to provide efficient and flexible space close to Poland's largest sales market.

Izabela Trancygier, Head of Region Central & South at 7R, emphasised that the renewed presence in the Warsaw market is an integral part of the growth strategy in Poland. The Warsaw metropolitan area continues to be the country's largest and most developed warehouse market, and Sękocin is one of the important logistics locations in the southern part of this region. "7R Park Warsaw South III" will expand the supply of modern warehouse space to serve both the local Warsaw market and companies with national distribution networks. The successful letting to an initial tenant before construction begins underscores the project's market potential and confirms the strategic decision to return.

The logistics park benefits from its convenient transport links. It is located in the immediate vicinity of the S8 expressway and close to the Opacz junction, which connects the S2, S7, and S8 expressways as well as the A2 motorway. This infrastructure allows for efficient connections to Warsaw city centre, Chopin Airport, and other national transport routes. Proximity to the capital also ensures access to a functional logistics and service infrastructure, as well as a relevant labour pool. The project is therefore suitable for urban distribution tasks as well as for large-volume logistics activities.

Strefa Tenisa, Poland's largest online retailer of tennis equipment, clothing, and accessories, will utilise the leased 3,500 m² of space to optimise its online trading and logistics processes. The company, which has been operating for over two decades, offers products from leading brands and has expanded its online trading and logistics activities, as well as its international presence, under the brands Strefa Tenisa and Tennis Zone in recent years. The company is currently active in Central and Eastern Europe as well as Western Europe and plans further expansion throughout Europe.

Sławomir Sylwestrzak, Chairman of the Board at Strefa Tenisa, described the choice of location in "7R Park Warsaw South III" as a strategic step to support the company's dynamic growth. The new space will enable significant optimisation of operational processes, an increase in e-commerce efficiency, and accelerated order fulfilment for customers in Poland and internationally. Key factors for the decision were 7R's reliability as a project developer and the convenient transport links in Sękocin, which combines proximity to the Warsaw sales market with good access to important transport axes.
