AEW, a global real estate investment and asset manager, has announced the acquisition of a newly built and fully-let Grade-A logistics property in Lliçà d’Amunt. The asset is located near Barcelona, Spain, and was acquired on behalf of a French institutional investor.
The acquired property comprises 10,737 square metres of warehouse space, complemented by ancillary office areas. It is fully let to Tamdis by Jacky Perrenot, an internationally active logistics service provider specialising in the furniture sector. The weighted average unexpired lease term (WAULT) stands at 5.5 years, ensuring a reliable income stream for the investor.
Sustainability standards and strategic location
The property was constructed according to high local sustainability and energy efficiency standards. It has been awarded a BREEAM 'Excellent' certification and features a photovoltaic system with an output of 100 kWp, as well as energy-efficient LED lighting. This fit-out underscores the commitment to modern and environmentally conscious property development.
The location in Lliçà d’Amunt on the edge of Barcelona's first logistics ring is strategically advantageous. A direct connection to the C-17 motorway ensures efficient accessibility within the metropolitan area, which is characterised by high demand for logistics. With a distance of 31 kilometres to Barcelona city centre, equivalent to an approximate travel time of 40 minutes, the location is particularly relevant for last-mile logistics providers. This enables optimal connections to the entire Catalonia region, the rest of Spain, and France.

In this market segment, high demand meets a limited supply of high-quality warehouse space. The new core asset, fully let to an established tenant, secures stable, long-term returns. With this acquisition, AEW also expands its presence in this logistics market segment. AEW already manages over 514,000 square metres in Spain across the logistics, office, residential, and retail segments and possesses extensive experience in the logistics property market throughout Europe, where the company manages over 6.8 million square metres.
