The real estate investment and asset manager aam2core is advancing the sustainable development of the “Ford” residential quarter in Cologne-Niehl, which it manages. The company is specifically investing in the comprehensive energy-efficient refurbishment of the existing stock to secure its future viability. Construction work began last month and is expected to be completed in June 2027.
The fully let portfolio comprises 17 multi-family houses with a total of 87 residential units, located at Halfengasse 3–23, Hermesgasse 117–121, and Merkenicher Straße 236–240a. These buildings were constructed in the 1960s. aam2core acquired the residential ensemble in 2023 for a special fund. The energy-efficient modernisation is a key component of the company's long-term oriented 'Manage-to-Green' strategy.
Goals and Scope of Modernisation
Stefan de Greiff, a board member at aam2core, explained that the project not only significantly improves energy efficiency but also enhances the living quality for tenants. He highlighted that the measures will also result in a permanent reduction in operating costs, ultimately increasing the value of the properties. As part of the refurbishment, the buildings will be brought up to the KfW-55-EE standard. Additionally, BAFA-subsidised individual measures will be implemented.

The new heat pumps will enable tenants to both heat and cool their living spaces in the future. Goldbeck Technical Solutions, part of the Europe-wide construction and service company Goldbeck, is responsible for the structural implementation concerning the building envelope. Patrick Möller, Managing Director of Goldbeck Technical Solutions GmbH, emphasised that energy-efficient refurbishments today must not only be technically and economically convincing but also function during ongoing operation. The company prioritises combining energy efficiency, value preservation, and the smoothest possible implementation for residents, whilst they continue to live in their flats.
Partners Involved and Location Analysis
Cologne climate technology expert K3 is installing the air-to-air heat pumps and ventilation systems. Solis GmbH, also based in Cologne, is implementing the photovoltaic systems stipulated in the ESG action plan. The Ford residential quarter is located in the north of the Rhine metropolis. The micro-location near the river has been closely associated with the Ford plants, which significantly shape the district, for almost a century. Cologne city centre and the main railway station can be reached within approximately 15 minutes by car, and Cologne/Bonn Airport is about 25 minutes away.
