The Centralis Immobilien Group is continuing its expansion course in northern Germany. The company has acquired an existing mixed-use multi-tenant property at Hamburger Strasse 188, 188A and 190 in Hamburg. Closing of the transaction took place in mid-October 2026. The property comprises a total lettable area of 4,104 square metres and combines modern hospitality concepts, local retail provision and conventional residential space.
Balanced user mix with hospitality focus
The largest portion of the ensemble by area is occupied by the modern hospitality segment. Serviced apartments operated by Arbio account for 2,883 square metres of lettable space. The operational concept is complemented by standard residential units and established local retail space, which is let on a long-term lease to the discount grocer Penny, part of the REWE Group.
The combination of contemporary short-stay accommodation, permanent rental housing and essential local retail amenities provides the property with a stable foundation. The diversified tenant and user mix mitigates income risks and secures continuous cash flows at this urban location.
Value-add potential and expansion of presence in Hamburg
Centralis does not intend merely to manage the new acquisition in its current condition. Alongside targeted structural and energy-efficiency refurbishments of the existing fabric, management is examining additional development potential on the plot. The company's strategy envisages upgrading existing urban quarters through repositioning and densification.
- —Total lettable area of 4,104 square metres at Hamburger Strasse 188-190
- —Hospitality share of 2,883 square metres run by operator Arbio
- —Long-term secured local retail provision through Penny (REWE Group)
- —Supplementary residential units in the conventional rental segment
Dr Fabian Vieregge, founder and Chief Executive Officer of Centralis, emphasised that the property on Hamburger Strasse matched the defined acquisition profile precisely. The interplay between an established multi-tenant asset, a strong location and further optimisation potential made the scheme a strategically valuable addition. He noted that the existing structure offers ideal conditions for value creation.
With this transaction, the group is deepening its involvement in the Hamburg real estate market. In addition to acquisitions of existing stock, the firm is active in the development of urban hospitality projects, such as in Hamburg-Harburg, where Centralis is currently delivering a scheme comprising 88 serviced apartments and associated commercial units.
