Panattoni, a developer of logistics and industrial properties, has completed the land acquisition for the Panattoni Park Vienna East in Schwechat. The project is being developed on a site of approximately 31,800 m², which was formerly part of the Hammerbrotwerke premises. The planned detailed designs for the construction can now commence after the land acquisition has been finalised.

The Panattoni Park Vienna East is designed for light industrial and logistics uses and will comprise a total rental area of 16,050 m². The location on Vienna's city limits is considered advantageous, particularly due to its proximity to Vienna-Schwechat Airport. Users are expected to benefit from connections to both the road network and public transport.

Jürgen Winklbauer, Managing Director Panattoni Austria, highlighted the economic dynamism of the Schwechat region. He emphasised that the location is characterised by a concentration of international corporations and innovative companies. Its proximity to Vienna and the airport makes Schwechat attractive for companies with specific requirements for accessibility, flexibility, and future viability.

The planned property will consist of various areas: approximately 13,210 m² of logistics space, complemented by 1,990 m² of office and social space, as well as 1,300 m² of mezzanine space. The halls will have a clear height of 10.5 metres. Furthermore, 93 car parking spaces and 13 lorry parking spaces will be available. The industrial park targets companies from future-oriented sectors, including businesses from life sciences, pharmaceuticals, and medical technology, as well as service hubs and airport-related suppliers.

The project integrates into the history of the site. The Hammerbrotwerke was founded in 1909 and produced baked goods for the Austrian market until operations ceased in 1969. The site then remained unused for a long time. The development is being carried out in coordination with the City of Schwechat. Mayor Karin Baier stated that the historically important plot of land would be reclaimed as a vibrant part of the city, representing an economic opportunity for Schwechat. She referred to the creation of high-quality workspaces and economic areas that should sustainably strengthen the location. The collaboration with Panattoni was described as a partnership.

Panattoni aims for a high sustainability standard in the development of Panattoni Park Vienna East. The goal is a DGNB Gold certification. A photovoltaic system and district heating are planned for energy supply. Extensive greening measures on roof and outdoor areas are intended to contribute to improving the microclimate. The sustainability concept is complemented by electric vehicle charging stations, bicycle parking spaces, and other measures to promote environmentally friendly mobility.
