Panattoni Park Mainz Süd is fully let even before its official completion in August of this year. Panattoni, the project developer, secured Coating Concepts GmbH as the sole tenant for the logistics, office, and mezzanine spaces. The company will utilise approximately 9,400 square metres of space at the site.
Coating Concepts GmbH, a specialist in refining high-quality carbon components, will process components for renowned automotive manufacturers at the new site. The handover of the premises is planned for the end of August, with the company creating around 140 new jobs there. The flexibly usable spaces, which allow adaptation to specific manufacturing processes, were crucial for the location decision. Furthermore, the hall areas are equipped with a WGK-III membrane, which complies with the requirements of Water Hazard Class III.
The convenient transport links of the property are considered optimal for the efficient delivery of products. Thanks to its immediate proximity to the A 63 and A 61 motorways, Panattoni Park Mainz Süd is connected to the conurbations of Mainz, Frankfurt, and Mannheim, as well as to the national and international logistics network. Fred-Markus Bohne, Managing Partner of Panattoni DACH & Nordics, stated that the project at Panattoni Park Mainz Süd is tailored to the requirements of future-oriented production companies. He emphasised that they are creating suitable infrastructure for this, with flexible spaces, optimal equipment, and very good transport connections.
For Coating Concepts GmbH, this lease marks an important step in its development. Janina Radovic, Managing Director of Coating Concepts GmbH, stressed that the new property offers ideal conditions for further growth. It enables the necessary flexibility for specialised production processes and the targeted, sustainable expansion of capacities.
Panattoni Park Mainz Süd aims for DGNB Gold certification. The project includes a photovoltaic system on all roof areas, which is expected to generate up to approximately 896,000 kilowatt-hours of electricity annually – theoretically sufficient for the annual needs of about 180 households. Further sustainability measures include fossil-free heat supply via a heat pump, rainwater harvesting, and charging infrastructure for electromobility.
Dr. Karlheinz Tovar, Mayor of the municipality of Erbes-Büdesheim, explained that the project creates new jobs, strengthens the economic location, and demonstrates how economic development, sustainability, and respectful handling of local conditions can be brought together. A particular challenge in the project development was dealing with archaeological finds. In coordination with the Mainz State Archaeology department, necessary protective measures were integrated into the construction process.
The tenant was brokered by MH Gewerbe-Immobilien, while Immolox acted as the lead broker.
