Aconlog, a project developer from Cologne, has signed a long-term lease agreement with WISAG Logistics Solutions Nord-West GmbH & Co. KG for its new logistics building under construction at Märkische Straße 3 in Krefeld-Linn. This agreement ensures full occupancy of the property even before construction work has fully commenced. Parallel to the letting, the building permit was issued by the City of Krefeld on 2 September 2026, following the submission of the building application on 25 March 2026.
The planned building, which comprises a gross floor area of approximately 20,620 m² including technical areas, is divided into two units. WISAG Logistics Solutions Nord-West will take over the entire space of the new building. This includes 20,515 m² of hall space suitable for WGK III substances, approximately 920 m² of office space, a further approximately 920 m² of storage space on the mezzanine level, and about 190 m² of additional office or social areas on the ground floor. The lease agreement is also designed as a “Green Lease” and includes provisions for the sustainable use and management of the property, including the exchange of consumption data and the joint optimisation of energy and resource efficiency.
Oliver Blüher, Managing Director of Aconlog Projektentwicklung GmbH, commented that the early letting confirms both the attractiveness of Krefeld as a logistics location and the company's brownfield strategy. The letting was again concluded off-market within Aconlog's own network. The collaboration with WISAG represents the third cooperation between the two companies. Previously, WISAG had occupied a new Aconlog building in Viersen-Mackenstein in July 2026 and had leased an Aconlog project at Westpreußenstraße 4 in Krefeld on a long-term basis in January 2024.
Strategic Expansion and Sustainability Aspects
Michael Lederer, Managing Director of WISAG Logistics Solutions Nord-West GmbH & Co. KG, explained that the renewed cooperation with Aconlog is part of the strategic expansion on site. The existing logistics location in Krefeld-Linn will be complemented by the new facility in the immediate vicinity. The WGK III capability of the new logistics facility addresses the demand for storage capacities for water-hazardous substances in the ChemPark region. WISAG plans to use the site for storage, transshipment, and service areas, with goods being delivered by lorry and parcel delivery services. The range of services includes storage, picking, packaging, dispatch, returns processing, and value-added services, controlled by a modern warehouse management system.
The structural work on the sustainable property began as planned on 7 September 2026. The spaces are suitable for third-party use and will feature fossil-free heating and a photovoltaic system with a tenant electricity model. Certification according to the Gold standard of the German Sustainable Building Council (DGNB) is sought after completion. Handover to the tenant is scheduled for August 2027. Aconlog has commissioned Köster GmbH from Bielefeld to carry out the construction. Sparkasse Krefeld acts as the financing partner for the land acquisition.
André Büth-Stracke, architect at Aconlog, thanked the City of Krefeld for the constructive processing of the building application, which enabled a swift start to construction. Eckart Preen, Head of Economic Development for the City of Krefeld, welcomed the development as a contribution to the revitalisation of brownfield sites. He emphasised that Aconlog is successfully involved in the conversion of ageing industrial areas, thereby strengthening Krefeld as an attractive location for business establishments.
