AEW, a global real estate investment and asset manager, has announced the acquisition of a healthcare sector educational facility in Berlin. The seller of the property is Pantera AG, a company of Nexity SA. The purchase was made on behalf of an existing fund specialising in healthcare real estate and aimed at French private investors. This transaction marks the fund's first acquisition in the German market.
The property comprises an area of approximately 4,700 square metres and is centrally located on the campus of Unfallkrankenhaus Berlin (UKB). The asset is leased long-term and indexed, with a weighted average unexpired lease term (WAULT) of over ten years. The current tenants operate in the healthcare and education sectors and maintain close ties to the UKB and its entire healthcare and education ecosystem.

The historic existing building was recently comprehensively modernised by Pantera AG. Additionally, a state-of-the-art extension was constructed. The combination of existing and new buildings offers modern, high-quality spaces specifically tailored to the requirements of users from the healthcare and education sectors. Tenants benefit from the established infrastructure and specialised environment of the UKB campus. The property also helps to meet the growing space requirements on the campus. The location is well connected to Berlin's public transport network, with bus and underground stations within walking distance.
