Market developments in the Washington residential sector
The refinancing comes against the backdrop of a shifting market environment in the federal capital. According to a report by research firm Matthews, the multi-family residential market came under pressure in the first half of the year after cuts in federal government employment dampened tenant demand. The vacancy rate rose to 4.7 per cent, while the average monthly rent dropped by 0.7 per cent since mid-2025 to 2,227 dollars.
At the same time, the development pipeline for new construction projects contracted to its lowest level in a decade. By contrast, investment activity proved particularly brisk: transaction volume rose by 44.5 per cent to a total of 8.24 billion dollars in the twelve months to June of this year. Lender Affinius Capital currently manages gross assets of 64 billion dollars across North America and Europe.
