Howard Hughes Communities has secured a US$35 million loan to refinance Village Green at Bridgeland Central, a nearly 200,000 square foot mixed-use project in Cypress, Texas, which includes retail and office space. The financing was provided by Affinius Capital, while JLL arranged the transaction through Colby Mueck, Kelly Layne, Jack Britton and Scot Sarlin.
Village Green at Bridgeland Central spans 23 acres and opened in 2024. It is located at 20115 Bridgeland Creek Parkway in Cypress, an unincorporated community in Harris County, approximately 25 miles north-west of Downtown Houston.
Property Details and Location
The property is almost fully leased and comprises a 149,000 square foot retail centre with Texas grocer H-E-B as the anchor tenant, as well as a 49,000 square foot Class A office building. The location in a burgeoning region north-west of Houston adds to the site's appeal by offering a growing population and a solid economic base.
Costa Kontoulis, Managing Director at Affinius Capital, stated that Village Green at Bridgeland Central has attracted high-quality tenants in both the office and retail sectors. This financing deepens the relationship with Howard Hughes and reflects the belief in well-located, food-anchored retail space combined with sustainability-focused office space.
The transaction underscores institutional investors' continued interest in mixed-use properties that offer a combination of neighbourhood retail and modern office space. Such properties are particularly attractive in the current market situation due to their resilient tenant base and ability to appeal to diverse user groups.
