The AI-driven employee management platform Warp has more than tripled its office space for the second time within twelve months. The startup recently secured a 16,500 square foot expansion to occupy the entire seventh floor of 156 Fifth Avenue, less than a year after moving into the Flatiron District building. Warp's total footprint now amounts to 24,500 square feet.
The five-year deal was concluded with an asking rent of $75 per square foot. This transaction results in 100 per cent occupancy of 156 Fifth Avenue, as communicated by Eric Cagner of Newmark, who represented the landlord HRC alongside Dylan Weisman, Leo Koné, and Claire Koeppel.
Continuous Growth and Strategic Decisions
Warp signed its original lease at 156 Fifth Avenue in autumn 2025, taking 8,000 square feet on the eighth floor at that time. This move already quintupled Warp's office space, as the company had previously leased only 1,500 square feet at 14 East Fourth Street in NoHo. Since then, Warp has experienced rapid growth. The latest funding round brought in $60 million, and the resulting staff growth required significantly more space.
Rob Kluge of Current Real Estate Advisors assisted Warp with its latest expansion. Kluge told Commercial Observer that the company had expected growth, but not at this speed. It was a fortunate coincidence that the floor below them was available. HRC had carried out modernisations on the seventh floor in the summer before Warp moved in in July. The landlord also opened a new communal space on the third floor.
The possibility of future expansion within 156 Fifth Avenue solidified Warp's decision to continue its growth inside the 13-storey tower rather than looking elsewhere, according to Kluge. Such deals highlight the exceptionally high space requirements of the fast-growing AI industry in New York City. Kluge noted that this pattern is far more pronounced among AI companies than in other industries. He spoke of space expansions from 5,000 to 20,000 feet or from 20,000 to 100,000 feet, which represents not incremental growth, but a doubling or tripling. A spokesperson for HRC declined to comment.
