The investment and asset manager ALÌTUS Capital Partners has divested two retail properties in Saxony-Anhalt to an Anglo-Saxon family office. The transaction involves properties in Weißenfels and Halle (Saale), with confidentiality agreed regarding the purchase price. The sale was carried out as part of ALÌTUS Capital Partners' strategic portfolio management.
One of the properties sold is the "Beuditz-Passage" in Weißenfels. This shopping centre has a rental area of around 3,900 m² and is situated on a plot of approximately 9,100 m². The passage is characterised by a mix of retail, services and 20 residential units. It serves as a local supply centre for the western part of Weißenfels and benefits from high footfall.
The second property is a fully let discount market in Halle (Saale). This property comprises a rental area of approximately 1,000 m² on a plot of about 4,500 m². Both properties were successfully divested after approximately one year in ALÌTUS Capital Partners' ownership.
Strategic Asset Management
ALÌTUS Capital Partners emphasised that the divestment was successfully carried out through active asset management and targeted structural measures within the short holding period, despite a challenging market environment. This approach enabled the company to optimise the properties after acquisition and achieve timely repositioning in the market.

Through consistent optimisation measures and a forward-looking marketing strategy, it was possible to successfully reposition the properties within a short period and capitalise on the optimal sales timing.
