On 12 August 2026, the family office Alpha Industrial held the groundbreaking ceremony for the new build of Hall 8b in “Alpha Park Bergheim”. This endeavour marks the construction of Germany’s first new building explicitly designed for a privately operated Padel hall. The commercial property is located at Zum Frenser Feld 1. Alpha Industrial is responsible for the realisation, while the construction work will be undertaken by the general contractor GEwerk. A long-term lease agreement was concluded with walls – der padelfaktor GmbH, known by its brand PadelBOX, even before the official start of construction. This provider is considered the largest of its kind in the Rhineland and expands its network to a total of nine facilities in the region with this location. Completion of Hall 8b is projected for February 2027.
The lease to PadelBOX underlines Alpha Industrial’s strategy to expand the diversity of users within the park. Maximilian Höhle, Senior Park Manager at Alpha Industrial, stated that with PadelBOX, a long-term settlement in a fully occupied new build has been achieved and the park thus gains a new dimension of use. User consultation for this lease agreement was provided by Ruhr Real, which has accompanied PadelBOX as a preferred partner for some time. The property offers a hall height of 10 metres and comprises approximately 1,660 sqm of hall space, approximately 140 sqm of office, social, and technical space, as well as approximately 125 sqm of mezzanine space. Additionally, 15 car parking spaces are planned.
Richard Ströhl, Managing Director of walls – der padelfaktor GmbH, emphasised that the new location in Bergheim, ten years after the company’s founding, represents an important geographical and logistical expansion for the Padel community. Thanks to the hall’s design, six Padel courts as well as modern changing rooms, showers, and lounge areas are to be realised. A special feature is the direct view of the playing fields from the mezzanine level, which, according to Ströhl, is a novelty in this form and in a new build in Germany. The company plans an investment of around EUR 300,000 in high-quality equipment. PadelBOX Bergheim is expected to commence operations at the end of the first quarter of 2027, approximately two months after the property handover.
The Mayor of Bergheim, Volker Mießeler, highlighted the urban development relevance of the project in his welcoming address. He explained that the establishment of PadelBOX makes a significant contribution to urban development and the future viability of the district capital. The project demonstrates that Bergheim is successfully managing structural change and is creating a pull for further investments and settlements, which sustainably strengthens Bergheim as a business location and the region’s competitiveness. The new PadelBOX will benefit from good transport links via the A61 and A4, making it accessible to the almost 450 employees of the 70 neighbouring companies in Alpha Park Bergheim as well as residents of the surrounding area.
Marco Müller, Managing Director of GEwerk, explained the structural concept: The approximately nine-metre-high Hall 8b will be constructed to reliably ensure sports operations. Heating is provided by ceiling-mounted air heaters, with supply from the new district heating network. The building services are designed flexibly to allow for a later division into two rental areas and the option of a loading bridge, ensuring the property remains adaptable long-term. Christian Hansmann, Managing Director of RUHR REAL GmbH, underlined that the early leasing of commercial properties tailored to user needs meets high demand, even in a challenging market environment. The company supported Alpha Industrial and PadelBOX in their expansion in the region.
The current lease to PadelBOX follows the completion and full occupancy of property 7a, also developed speculatively, by the event agency JP Gastro GmbH and Berkele, which was fully leased before construction began. Thus, two of three planned commercial property developments in Alpha Park Bergheim, which spans a total area of 178,000 sqm, are fully leased. The total number of buildings in the park thus increases to 17. Alpha Industrial is supported in all new builds by partners k-fuenf (permit and execution planning), Cordier (fire protection concept), and Laudage (drainage planning). Discussions with potential users for a third projected commercial property, Hall 4, with a total area of approximately 4,900 sqm, equipped with two loading bridges and five ground-level access points, and divisible from approximately 1,200 sqm, are currently at an advanced stage.
