Panattoni, a developer of logistics, industrial, and commercial properties, has commenced earthworks for a new business park in Altdorf bei Nuremberg. The project envisages the creation of a site with a total lettable area of approximately 29,500 square metres. Its location near the A3, A6, and A9 motorways was deemed advantageous.

Mayor Martin Tabor emphasised the project's significance for urban development. He highlighted that the collaborative development of this area, which provides for a diverse mix of uses, strengthens Altdorf's commercial profile and integrates sustainably into the town's development. The Altdorf town council unanimously approved the project.

Regional Classification and Area Potential

Bernhard Dotzer, head of the building authority, referred to the potential for qualified skilled workers in Altdorf as well as the ideal conditions for companies wishing to establish themselves or those already established. Altdorf is part of the Nuremberg Metropolitan Region, which is characterised by trade, automotive supply, production, and the food industry. Its location in Middle Franconia is highlighted as a site advantage.

Fred-Markus Bohne, Managing Partner at Panattoni DACH & Nordics, stated that no comparable new construction project exists in the vicinity. The Panattoni Park Altdorf is designed not only as a modern commercial location but also as a forward-looking project that considers ecological and regional aspects. Potential uses include light industrial, distribution, and general commercial spaces.

Following the granting of the building permit, earthworks for the technical preparation of the plot were initiated in the second quarter of 2024. The building will be pre-equipped for a photovoltaic system with a capacity of up to 2.5 megawatt peak; DGNB Gold certification is being sought.

The Middle Franconia region forms an important hub for European transport routes. The Nuremberg Metropolitan Region acts as a central point in the Scandinavia-Mediterranean and Rhine-Danube TEN-T core network corridors. Nuremberg is also a relevant location for combined transport. The trimodal freight transport centre (GVZ) Nuremberg, the largest multifunctional logistics centre in Southern Germany, is located 25 to 30 kilometres from the new Panattoni Park. The land brokering was carried out by the Powilleit Group. Realogis is responsible for marketing the spaces as the lead broker.
