Arbonia has completed the divestment of its former Corporate Centre in Arbon, Switzerland. The property, which is currently fully let as a business centre to external parties as well as to Arbonia itself, was transferred for a purchase price of approximately CHF 21 million. This transaction marks a significant step in the company's already communicated strategy to divest non-operational properties.
Arbonia's corporate strategy involves continuous review and optimisation of its real estate portfolio. The aim is to focus on the core operational business and to identify properties that are no longer required for direct operational needs due to operational adjustments. The sale of the site in Arbon is the first significant result of this portfolio optimisation.
Strategic Realignment and Financial Implications
The successful completion of this transaction releases tied-up capital and strengthens Arbonia's financial flexibility. The property was divested after a useful life of approximately 20 years, since its construction as a Corporate Centre in 2007. The company's Board of Directors approved the sale, whereupon the purchase agreement was signed and the transaction completed. The previously existing purchase offer, as communicated with the half-year results for 2026, was accepted by Arbonia.
In parallel with the divestment, Arbonia has entered into a lease agreement for its current office spaces for a term of five years. This agreement includes a unilateral option to extend for a further five years. Although this arrangement will result in higher rental expenses in the future, which will be accounted for as lease liabilities under IFRS 16, it simultaneously frees up significant liquid assets. Through this structure, Arbonia maintains its presence at the Arbon site and will continue to utilise the spaces as a tenant.
Consistent Portfolio Optimisation
The divestment underscores the consistent implementation of the corporate strategy, which aims to optimise the real estate portfolio and strengthen the focus on the primary business segment. This enables Arbonia to deploy resources more efficiently and increase entrepreneurial flexibility, while ensuring an operational presence at key locations. The decision to divest the former Corporate Centre thus reflects a strategic adjustment aimed at strengthening the core business in the long term.
