Immoraum Real Estate Advisors brokered the sale of a retail park in Wiesbaden. The buyer is a southern German family office based in Stuttgart. The property, which was constructed in 2008, comprises a total rental area of approximately 8,600 square metres on a plot of around 17,700 square metres. The retail park was previously managed by Sonar Real Estate, whilst the seller was advised by RIKE Real Estate GmbH.

The retail park is characterised by a diversified mix of uses. In addition to retail units, it features service offerings and high-footfall businesses. These include a discount supermarket, non-food retail branches, a fast-food provider, as well as supplementary uses such as a petrol station and a car wash. A bank branch complements the on-site services. This tenant mix structure ensures stable customer frequency.

Location and Market Assessment

The micro-location of the property in Wiesbaden is characterised by its direct connection to the A643 motorway, with immediate proximity to the on and off-ramps. This contributes to high visibility and above-average customer frequency. Sven Kersten, Managing Director Investment at Immoraum Real Estate Advisors, noted that food-anchored retail parks hold significant appeal for institutional and private investors in the current market environment. Food retail in combination with complementary uses leads to reliable footfall and high cash flow stability.

The buyer, a company represented by PUTSCH Immobilien GmbH, received legal advice from Menold Bezler Rechtsanwälte. The seller received legal assistance from Clifford Chance. Confidentiality was agreed upon regarding the exact purchase price. Tobias Eisenreich, Managing Director of PUTSCH Immobilien GmbH, expressed a positive view on the sustainable tenant structure and the excellent transport links of the retail park. He stated that the property fits well into their long-term investment strategy and demonstrates the relevance of investing outside conventional usage concepts.
