The estate agency Lührmann Düsseldorf has been instructed with the sale of three further Galeria properties in the town centres of Aachen, Heilbronn and Ulm. Hendrik Poggemann, Managing Partner of the company, is leading the respective transaction processes with his specialist team. With these instructions, the consultancy continues its recent brokerage successes in the large-scale department store segment.
The three inner-city retail properties are characterised by striking dimensions and prime central locations. In Aachen, the instruction concerns the building complex at Adalbertstraße 20–30. The property comprises a gross floor area of around 53,400 square metres and features parking decks providing a total of 437 car parking spaces.
In Heilbronn, the property at Fleiner Straße 15 is up for sale, encompassing a department store lettable area of approximately 20,700 square metres as well as an associated multi-storey car park with 297 parking spaces. The third property for sale is situated in Ulm's pedestrian zone at Bahnhofstraße 5–9; it offers around 17,500 square metres of lettable space, with the Deutschhaus multi-storey car park directly adjoining the building.
Urban planning relevance and involvement of prospective tenants
Hendrik Poggemann underlines the significance of the properties, pointing out that the buildings concerned represent central cornerstones of their respective city centres. Their future development will have an impact extending far beyond the actual site boundaries. When approaching the market, the Düsseldorf team draws on established track records with large-scale department store structures as well as suitable repurposing scenarios, and is already integrating specific leasing interests into the ongoing sales process at an early stage.
As the outlook for continuing Galeria department store operations across the three locations has not yet been conclusively confirmed, structured letting and conversion options are being analysed in parallel with the disposal process. Operators and prospective tenants are invited to submit their space requirements and utilisation concepts directly to the estate agency.
The scope sought is deliberately broad, ranging from short-term interim uses to permanent concepts. Alongside traditional retail, commercial residential schemes, accommodation businesses, and sports and leisure offerings are under consideration for repositioning the large-scale spaces.
