Investment companies Ardian and Rockfield have acquired a majority stake in The Social Hub's Berlin property as part of their pan-European strategy. This transaction was carried out through their joint PBSA (Purpose-Built Student Accommodation) platform. The hybrid property, strategically located close to Alexanderplatz, integrates student accommodation, high-quality options for long- and short-term stays, and public areas accessible to the local community. The Social Hub will retain a minority stake in the property and will continue operational management under a long-term management agreement.
This acquisition represents the second investment in the German market for Rockfield and Ardian's pan-European PBSA strategy, following the acquisition of a student residence in “Blue Gate” Aachen last summer. The strategy focuses on European markets characterised by a significant shortage of student housing. In Berlin, a city with around 200,000 students, of whom approximately 25% are international students, the provision rate for purpose-built student accommodation is under 10 per cent.
Strategic partnership and portfolio expansion
The transaction marks a strategic partnership between Rockfield, an integrated European residential platform, Ardian, a global private markets investment company, and The Social Hub. With this acquisition, the fund's total investment volume rises to over EUR 1.16 billion and the number of beds under management across Europe increases to approximately 7,500. Mats Bartels, Investment Director Northern Europe at Rockfield, emphasised that Berlin is one of the most attractive and undersupplied markets for student accommodation in Europe. He highlighted that the investment in this hybrid property is an interesting addition to the growing portfolio and reflects the strategy of investing in high-quality residential properties in leading European cities to meet the demand for well-located housing solutions for students and young people.
The property in Berlin, certified to B Corp standards, comprises 474 units across ten floors. It combines student accommodation with premium offerings for longer and shorter stays, complemented by modern communal areas. A comprehensive renovation programme is planned to upgrade the property to The Social Hub's premium design standards. This will involve creating an urban living model focused on community spirit.
