Art-Invest Real Estate has acquired Deutsche Bank's long-established building ensemble in Hamburg's city centre. The property, located at Alter Wall 37–53 / Adolphsplatz 7 / Mönkedamm 2, is situated in the city centre between the Rathaus, Handelskammer, Neuer Wall, and Nikolaiviertel. Deutsche Bank has occupied this location for over 140 years and will continue to be based there in the future.
The planned revitalisation of the building by Art-Invest Real Estate is scheduled for the period from 2028 to 2031. Subsequently, the property will again be made available to Deutsche Bank as a tenant. The aim is to adapt it to the current requirements of modern working environments while retaining its listed character. A central element of the development is the creation of an open, covered atrium, which respects the historical structures while enabling bright workspaces.
Usage Concept and Space
The usage concept is complemented by a newly created rooftop terrace. It also envisages a customer-oriented Deutsche Bank branch on the ground floor at Adolphsplatz. A publicly accessible café on Alter Wall is intended to enliven the public space and strengthen Alter Wall as an urban place to linger. After the completion of the revitalisation, the building will comprise approximately 16,450 m² of rental space.
After the revitalisation, Deutsche Bank will lease a large portion of these office spaces as well as the branch space on a long-term basis. This will result in a pre-letting rate of approximately 75 per cent immediately after the development's completion. Art-Invest Real Estate, a long-term oriented investor, project developer, and asset manager, significantly shapes the Alter Wall district with its projects. The collaboration between Deutsche Bank and Art-Invest Real Estate is not new; joint projects have already been realised in Bonn and Berlin.
