Aurelis Real Estate GmbH has announced the successful completion of lettings for the first construction phase of its commercial development in Schönefeld near Berlin. The section of the business park in question comprises eleven warehouse units with a total lettable area of approximately 14,100 square metres. All spaces have been allocated to eight companies from diverse economic sectors, including logistics providers, trading companies, medical technology firms, and the automotive industry.
The full occupancy validates the developer's strategy of realising commercial properties in well-connected locations even without prior pre-letting quotas. According to Aurelis, the flexible design of the building structure enabled precise adjustments to meet the specific operational requirements of the new occupiers.
Broad occupier and sector mix in the first phase
Between August and October 2026, four further occupiers moved into their premises on the site. These include Morari Transport GmbH, Medner Germany GmbH & Co. KG, Autocarat, and Beckmann-local-media GmbH. The scope of activities conducted on site ranges from logistics services, final assembly and dispatch of medical equipment to automotive services and the storage of printed materials. The letting processes were advised by the consultancies Realogis, JLL, and Colliers.
Coolblue GmbH, AMZBBQ GmbH, and Carglass GmbH had already secured space in the business park at the end of 2025. This was followed in early 2026 by the arrival of LS Logistics Solution GmbH. For the overall realisation of the business park, Aurelis is targeting DGNB Gold sustainability certification.
Expansion across two further construction phases scheduled
Christin Schulz, Head of the Northern Region at Aurelis, explained that modern and flexibly usable commercial space in well-connected locations continues to see sustained demand. The full letting in Schönefeld confirms this development approach. The company's strength lies in forward-looking site development while retaining sufficient scope for occupier-specific adaptations.
Following this letting success, Aurelis is advancing the further development of the site. For the second construction phase, approximately 16,400 square metres of logistics space, including supplementary mezzanine and office areas, are planned. Construction work is scheduled to start at the end of 2026, with completion targeted for the fourth quarter of 2027. A third construction phase is also firmly integrated into the overall concept.
