As part of the development of the business park on Brucknerstraße in Cologne-Porz, Aurelis reports the first partial letting. A company from the sports and fitness sector has rented two hall units totalling approximately 1,640 square metres. Occupation of the first unit, consisting of around 600 square metres of warehouse and 300 square metres of office space, is scheduled for 1 October 2026. The company will move into a second unit with approximately 600 square metres of warehouse and 140 square metres of office space on 1 February 2027. Bernd Stils facilitated the letting.
Project Scope and Concept
Upon its full realisation, the Cologne-Porz Business Park will comprise approximately 28,000 square metres of warehouse and 5,400 square metres of office space. The first construction phase, scheduled for completion in autumn 2026, includes several buildings with almost 9,580 square metres of warehouse and 1,480 square metres of office space. These areas are flexibly divisible into 13 units, with sizes ranging from 650 to 1,270 square metres. The modular system allows for the combination of units, thereby covering larger space requirements and enabling future expansions. Work on the second construction phase is planned to begin in parallel with the ongoing construction of the first phase.
Björn Zimmer, Head of Aurelis Region West, commented on the early letting, emphasising that securing space long before the project's completion confirms the existing demand. The target groups for the business park are companies from various sectors, including warehousing, forwarding and city logistics, light industrial, production, e-commerce, and wholesale. It also includes service-oriented businesses aiming for a consolidation of storage, production, and office space at one location. The offering is aimed at start-ups, young growth companies, established SMEs, and internationally active firms.
Sustainability and Features
The warehouse and office spaces are being realised with a focus on contemporary and energy-efficient standards. This includes sustainable building design, the implementation of modern LED lighting, and prepared charging infrastructure for electric vehicles. Ample parking for both employees and visitors is provided. Landscaped outdoor areas and the creation of a campus-like environment contribute to an enhanced quality of stay.
Aurelis is currently developing a total of three business parks in North Rhine-Westphalia. In addition to the Cologne location, comparable projects are also being created in Neuss and Duisburg, offering flexible warehouse, office, and service spaces for a wide range of industries and usage profiles.
