Nuveen Real Estate has acquired a food logistics centre in Hollfeld, Bavaria, on behalf of a European core-plus logistics real estate fund. The property, developed as a built-to-suit by Scannell Properties, is integrated as a temperature-controlled cross-dock hub into a retailer's Bavarian logistics network. The exact purchase price of the transaction remains confidential.
The tenant's close operational ties to the property are considered the basis for sustainable income stability. The acquired logistics centre serves as a central transshipment point for temperature-sensitive goods destined for further distribution in Northern Bavaria. The strategic location of the property within the DACH region underscores its importance for modern, regionally organised supply chains.
Strategic Portfolio Addition and Financing
Mr Thorsten Kiel, Head of Industrial & Logistics Europe at Nuveen Real Estate, stated that the acquisition reflects Nuveen Real Estate's continued confidence in the structural resilience of European logistics properties. This applies particularly to properties firmly embedded in essential supply chains and leased to creditworthy tenants with long-term contracts. The acquisition in Hollfeld, together with existing properties in Memmingen and Hilden, completes a resilient and high-yielding German sub-portfolio. This portfolio is financed through a long-standing cooperation with DZ Hyp.
The property was designed and constructed according to current standards. It features fossil-free heating through heat recovery from the refrigeration system. A 1,250 kWp photovoltaic system on the roof and full LED lighting have also been implemented. The targeted DGNB Gold certification and compliance with GEG 2024 standards, which lead to an energy efficiency class A, demonstrate the focus on sustainability and energy efficiency.
This acquisition represents the tenth and final transaction for the portfolio, completing the investment phase across nine European countries. The transaction was supported by a number of specialist advisors.
