The MLP Group, which specialises in the development and management of commercial, industrial, and logistics parks on brownfield sites, has acquired a 68,000 square metre brownfield site in Geesthacht, Schleswig-Holstein. This acquisition marks the MLP Group's first location in the Hamburg Metropolitan Region and serves to strengthen its presence in Northern Germany. The development of a multi-user park, named MLP Hamburg East, is planned for the site in the “Grüner Jäger” commercial area. Demolition work is scheduled to begin at the end of the current year.

The planned MLP Hamburg East will be built speculatively and is expected to comprise a total usable area of approximately 36,500 square metres upon completion. This area will be divided into around 31,000 square metres of hall space, 2,300 square metres of office space, and 3,200 square metres of mezzanine space. Due to the flexible design of the units, the park is intended to appeal to a wide range of users from the production, storage, and distribution sectors. Completion of the project is scheduled for the third quarter of 2028.

Location and Sustainability Aspects

The location in Geesthacht offers a connection to Hamburg due to its proximity to Federal Highway 5 and Motorway A25. Furthermore, the transport links via B404 towards Lüneburg, B207 towards Mölln/Ratzeburg, and A24 towards Berlin ensure a favourable position for activities in the Northern German region. The MLP Group plans to seek DGNB Gold standard certification for the property. The development concept integrates various sustainability features.

The storage areas will be constructed in accordance with the requirements of the AwSV (Ordinance on Facilities for Handling Substances Hazardous to Water) and are suitable for storing batteries and goods of water hazard class WGK 3. Radosław T. Krochta, Chairman of the Management Board of MLP Group S.A., stated that entering the Hamburg Metropolitan Region market expands the company's activities at a significant European logistics location and creates the basis for further growth in Northern Germany. This acquisition is part of the strategy to expand the portfolio in core European markets and provide flexible space for modern users.

Martin Birkert, Chief Country Officer Germany at the MLP Group, highlighted that the acquisition of this first plot of land in the Hamburg region opens up an economically strong, yet competitive market. He emphasised that the brownfield site will be revitalised based on a comprehensive remediation concept to create a modern commercial and logistics park. This serves to provide new space for businesses and contributes to resource-efficient site development. The project will be realised in coordination with the City of Geesthacht and represents an important milestone for further expansion in Northern Germany. Construction is scheduled to begin in the third quarter of 2027. The land purchase was made from a private party, with Savills acting as advisor.
