At the beginning of October, B&B HOTELS took over the first properties from the Revo Hospitality Group, including locations in Bamberg, Berlin and Hamburg. Further acquisitions are contractually agreed and in preparation. With these transactions, the portfolio of B&B HOTELS Central & Northern Europe (CNE) has exceeded 250 locations in Germany for the first time. The aim is to expand to 300 hotels across the entire CNE region by the end of the year.
Arno Schwalie, Chief Executive Officer of B&B HOTELS CNE, stated that the company has grown significantly in recent years. He emphasised that B&B HOTELS should increasingly stand for hospitality, in addition to providing a reliable hotel product. At Expo Real, the company presented itself with the guiding principle "The future has room for you", thereby signalling its intention for further expansion. Mr Schwalie highlighted that strong partners, suitable locations and committed individuals are necessary to achieve these growth targets.
Strategic Expansion Despite Market Changes
In view of increased construction costs, rising interest rates and more challenging financing conditions, which are slowing down many development projects, B&B HOTELS is pursuing a flexible expansion strategy. This includes new builds, acquisitions of existing properties and conversions. Tobias Gollnest, Chief Development Officer of B&B HOTELS CNE, explained that the company's growth is not occurring despite, but rather by purposefully utilising changes in the real estate market as a business opportunity. Long-term partnerships with real estate and development partners are an essential component of this strategy to jointly develop multiple locations and regions.
B&B HOTELS' development strategy is designed to be flexible. An example of this is the sale of a self-developed new building in Memmingen to HPG Capital, followed by a long-term sale-and-leaseback agreement. This model generates capital for future growth. The expansion is not limited to A-cities, but also focuses on medium-sized towns and strong regional markets. Mr Gollnest emphasised that another focus lies on the repurposing of existing properties, by transforming former office or retail spaces into modern hotel locations. Examples include the conversion of an office building in Rüsselsheim and the transformation of a former shopping centre in Meppen into a B&B HOTEL.
Focus on Guest Experience and Market Trends
B&B HOTELS is collaborating with hospitality experts on redesigning rooms and public areas to make them more open and inviting, without altering the core concept of an uncomplicated stay with high quality and attractive value for money. Mr Schwalie noted that the guest experience and the memories associated with it are crucial, not solely the nature of the room or the price. The market for professional and affordable accommodation shows stable demand; Germany recorded a new high of 497.5 million guest overnight stays in 2025.
