The retailer Kohl’s has sold a significant property in Coconut Creek, Florida, for US$53.5 million. The buyer of the property at 6950 North State Road 7 is Baptist Health South Florida, a non-profit healthcare organisation based in Coral Gables, Florida. This transaction marks another step in the strategic real estate development of healthcare providers in the region.

The building, which spans a generous 92,726 square feet, last changed hands in 2008 for US$14.75 million, according to official Broward County property records. The current selling price reflects a significant increase in the property's value within this period. Following the acquisition, Kohl’s will lease back the property under a sale-leaseback agreement until mid-November, after which it will cease operations at this location, according to its own statements.

“The last day of operations at this store will be November 14,” Kohl’s stated in an email to Commercial Observer. The company assured that affected employees would be offered the opportunity to transfer to other nearby Kohl’s locations or receive comprehensive support in transitioning to new employment. This underscores efforts to make the transition as smooth as possible for the workforce.

Baptist Health South Florida, an established non-profit healthcare provider, is pursuing a consistent northward expansion strategy. This is also evidenced by the planned opening of a new hospital in the Fort Lauderdale suburb of Sunrise, Florida, in 2029. The recent acquisition of the Kohl’s property could be part of this comprehensive regional growth initiative. To date, Baptist Health has not commented on its specific plans or a potential repurposing of the 8.2-hectare site.

This transaction highlights an increasing trend where healthcare providers invest in acquiring strategically important properties to expand their presence or repurpose existing retail spaces for medical use. Such acquisitions enable companies to adapt their infrastructure to new requirements and create capacity for future growth. The transformation of formerly commercial spaces into medical facilities offers new perspectives for both buyers and local communities.

  • Strategic acquisition of a large plot in a growing region of Florida.
  • Potential for the development of new medical facilities or service centres.
  • Adaptation to changing healthcare needs through flexible property utilisation.
