The project developer CILON has announced the signing of four leases for a total area of more than 2,300 square metres as part of the “REMERGE” revitalisation project at Mergenthaler Allee 45–47 in Eschborn. This means the building, which has a total lettable area of approximately 5,400 square metres, is almost 50 per cent occupied even during the revitalisation phase.
A key agreement includes the eighth and ninth floors, as well as a rooftop terrace, which will form the new headquarters of Senacor Technologies from 2027. Senacor Technologies, a specialised provider for business and IT transformation in German-speaking countries, will relocate within Eschborn and utilise an area of approximately 1,200 square metres for at least ten years. Colliers brokered this transaction.
Furthermore, Hanwha Vision, a company in the field of video surveillance technology, will move into the seventh floor from the third quarter of 2026. This contract, covering approximately 575 square metres including a showroom, has a term of ten years and underscores the company’s commitment to the Eschborn location, where it previously occupied space in a project also transformed by CILON at Kölner Straße 10. Avison Young advised on this letting. LG Innotek, an internationally active technology company, will occupy approximately 445 square metres in REMERGE in January 2027; Angermann acted as broker here. Already at the end of 2025, MALOA POKÉ BOWL signed a lease for 160 square metres on the ground floor and will provide a catering offering from summer. CILON was legally advised by CMS on all leases.
Progress of the Revitalisation
CILON acquired the nine-storey office property in May 2023 for an international investor group. The building, constructed in 1973 and long vacant, underwent extensive demolition work from January 2024, leaving only the shell. The new facade was completed in September 2025. In addition, a new heating system with reversible air-water heat pumps was installed. The lobby and exterior areas are currently in the final implementation phase. The transformation into a modern and sustainable office building is expected to be completed in the course of 2026.
Madeleine Hoeft, the responsible project manager at CILON, emphasised that REMERGE sets standards not only through features such as the rooftop terrace and the two-storey lobby, but particularly through its energy efficiency and quality of space. The aim is to achieve the level of a new build, with the preservation of the existing shell contributing to a significant reduction in the CO2 footprint compared to a new construction. The regular floors offer lettable areas of approximately 575 square metres. With the revitalisation, CILON is pursuing the goal of DGNB Gold certification and a KfW-40-NH standard. Additionally, a Wired Score Gold certification for improved connectivity is sought.
