The watch brand Fossil, a provider of watches and accessories, has announced the extension of its lease for a space measuring 14,786 square feet (approx. 1,378 square metres). This area comprises the entire second floor of Joseph P. Day Realty's 366 Fifth Avenue building on East 35th Street. The transaction was brokered by CBRE, the tenant's agent.
The exact rent and the term of the renewed contract were not publicly disclosed. According to a CBRE report, the average asking rent for office space in Midtown in the second quarter of 2026 was $86.18 per square foot.
Brand Longevity in New York
Paul Walker of CBRE, who led the negotiations for Fossil, emphasised the significance of this lease extension: "This lease renewal underscores the continued appeal of well-positioned showroom spaces along Fifth Avenue and Fossil's long-standing commitment to a location that has served the company's showroom operations for over two decades." He added that Fossil has been using the space for approximately 25 years, making the location an integral part of the brand's presence in the New York accessory and fashion market.
The landlord was represented in this transaction by Michael Joseph and Aiden Campbell of Colliers. They did not immediately respond to a request for comment.
Other Tenants in the Building
The building at 366 Fifth Avenue houses other prominent tenants. These include the fashion wholesaler Amiee Lynn, which also extended its lease for 29,000 square feet (approx. 2,694 square metres) in January and has been in the building since 2005. Additionally, Mundi Westport Group, a leather goods wholesaler, leased an area of 10,800 square feet (approx. 1,003 square metres) in April 2024.
Fossil's second-floor showroom is located above Nature Republic, a Korean skincare and make-up store.
