Propel Industrial has achieved a crucial step in the realisation of its industrial park project in Stapelfeld near Hamburg. The granting of the building permit enables construction to commence on the approximately 24,200 m² Grade-A industrial park in Minerva Park, which is located on the Hamburg city limits. This undertaking is being developed in cooperation with Invesco Real Estate as part of the Propel Logistics Platform.
The development in Stapelfeld underscores Propel Industrial's expansion strategy in the German market. The company had previously completed and fully pre-let the Langenselbold logistics park near Frankfurt am Main. Robert Dischereit, Technical Director at Propel Industrial, emphasised the significance of the building permit for the Stapelfeld project and highlighted the dynamism of the German strategy, which aims for modern, sustainable properties at established logistics locations.
Strategic Position and Sustainable Orientation
The approximately 50,000 m² plot is located directly on the eastern Hamburg city limits and benefits from direct access to the A1 motorway. The Stapelfeld location is an integral part of the Hamburg metropolitan region and thus ranks among Europe's most significant logistics centres. The distance to the Port of Hamburg is approximately 32 kilometres, and Hamburg Airport is about 17 kilometres away. The construction project comprises a freestanding building body, which includes four flexibly combinable hall units.

The specifications include 24 loading ramps and four ground-level gates, supplemented by a floor load capacity of 6.0 tonnes per square metre. A key focus is on the sustainability of the project development. A fossil-free heating system using heat pump technology, photovoltaic systems, charging infrastructure for electric vehicles, and intelligent metering systems to optimise energy consumption are planned. Supplementary green spaces and measures to promote biodiversity are part of the concept. The aim is to achieve DGNB Platinum standard.
Progress of Project Development
With the receipt of the building permit, the project development enters its next phase. Following the planned start of construction, completion and readiness for occupancy are projected for the second quarter of 2027. The marketing of the spaces will take place in parallel with the ongoing realisation of the project. The Hamburg project is part of the Propel Logistics Platform, which was established by Propel Industrial and Invesco Real Estate. This platform currently encompasses nine locations in Germany and Austria with a total rental area exceeding 200,000 m² and was initiated as a joint venture between Propel and the Invesco Real Estate Europe Fund III.
