STADT UND LAND Wohnbauten-Gesellschaft mbH is expanding its commitment to the affordable housing segment in Berlin. Key construction milestones for three new build projects have recently been reached in the districts of Spandau, Lichtenberg and Friedrichshain. These range from the symbolic groundbreaking ceremony to topping-out and foundation stone laying. The total number of new rental flats being created amounts to 366 units, of which 359 are publicly funded. These projects are being realised by private partners, with the understanding that STADT UND LAND will acquire the completed residential complexes into its portfolio upon handover. This approach enables STADT UND LAND to secure subsidised housing at an early stage and make it available to the Berlin housing market long-term.
Spandau: New build of 63 subsidised flats
The groundbreaking ceremony for the construction of 63 subsidised rental flats took place at Schönwalder Straße 57 in Berlin-Spandau. Blackshore GmbH, in cooperation with the Trockland Gruppe, is responsible for the implementation of this project. STADT UND LAND will acquire the residential project on a turnkey basis and integrate it into its portfolio upon completion. Barrier-free and eligible for funding, the residential units, ranging from one to five rooms in size, will be created across a total rental area of approximately 4,132 square metres. There will be a focus on small and medium-sized flats, with more than half of the units planned as one and two-room apartments. Completion is scheduled for summer 2027. This project is intended to create additional, permanently restricted housing in the Spandau district and addresses various target groups, including those in the context of employee housing.
Karlshorst and Friedrichshain: Further construction progress
In Berlin-Karlshorst, the topping-out ceremony was celebrated for a residential construction project at Walkürenstraße 18–21 and Wallensteinstraße 51–56. INTER STADT AG is acting as the developer here. Upon turnkey completion, STADT UND LAND will take over the project into its portfolio. The project comprises 234 rental flats, 230 of which are publicly funded. Fifteen flats are designed for households with a Wohnberechtigungsschein (WBS) of level 220, making them accessible to middle-income earners as well. The flats range from 34 to 99 square metres and include one to five-room apartments. Completion and readiness for occupancy are planned for the end of 2027. This project complements STADT UND LAND's existing activities in the Lichtenberg district.
In Berlin-Friedrichshain, specifically at Weinstraße 9, the foundation stone was laid for a combined residential and retail project. On an area of approximately 3,200 square metres, 69 new rental flats with a living space of around 4,698 square metres are being realised. Of these, 66 flats, covering approximately 4,471 square metres of living space, are publicly funded. Additionally, the project includes the integration of an ALDI supermarket with an area of about 1,400 square metres. The project is being carried out by Kondor Wessels Bouw Berlin. Upon completion, STADT UND LAND will take over the property. Thirty-six two-room, 23 three-room, and 10 four-room flats are planned. Completion is expected in the first quarter of 2028. This project not only creates additional housing in a central location but also provides local amenities.
