Patron Capital, a pan-European investment manager and investor focused on real estate-backed assets, and its partner INBRIGHT, an investor and developer in the light industrial property sector, have announced the acquisition of a light industrial property in Cologne. This transaction marks another step in their partnership, which aims to develop and optimise commercial properties.
The acquired property comprises a plot area of approximately 36,000 square metres and is built with an existing building of around 24,000 square metres. The site is located in the Cologne-Gremberghoven commercial area on Frankfurter Straße, an established logistics and industrial address in the region. Its strategic location is characterised by its direct proximity to the A59 motorway and its connection to the B8 federal road, ensuring efficient transport links.
Development Prospects at the Cologne Site
Patron Capital and INBRIGHT intend to revitalise the existing property and transform it into a modern business park. The concept envisions making the site attractive to a wide range of users by developing flexible light industrial units. These include companies from the logistics, e-commerce, light manufacturing, and research and development sectors. The new development will encompass a total area of over 35,000 square metres, thereby meeting the demand for high-quality commercial space in Cologne.
The project partners place importance on sustainability aspects and modern construction methods to meet the requirements of future tenants and current environmental standards. This revitalisation is part of a broader strategy aimed at creating functional and aesthetically appealing working environments that meet the economic demands of users.
The partnership between Patron Capital and INBRIGHT focuses on developing a platform for light industrial properties in Germany. Within the framework of this cooperation, several projects have already been successfully realised, including properties in Langenfeld, Hanau, Rüsselsheim, Herbrechtingen, Norderstedt, and Ludwigsburg. The transaction in Cologne underlines the joint strategy to expand through targeted acquisitions and developments in attractive markets and contribute to the modernisation of the German commercial landscape.
