BauMont Real Estate Capital, a real estate investment manager of M&G Real Estate specialising in value-add strategies, has entered the German market together with local operating partner Reneo. This has been achieved through the acquisition of a brown-to-green residential property in Munich. The total investment volume for the acquisition and planned transformation of the asset amounts to over EUR 70 million.
This acquisition represents the first transaction within a strategic partnership, with an investment target of more than EUR 200 million within the next twelve months. The intention is to create a scalable platform to capitalise on value-add opportunities in the German residential real estate market. The acquired property is located in Munich's Obersendling district, characterised by its good transport links in the southwest of the city. The aim is its transformation into a more energy-efficient residential property with higher housing density.
Energy Upgrade and Expansion
As part of the planned brown-to-green renovation, the energy efficiency of the building is to be significantly improved, from energy efficiency class H to class A. In addition, additional floors and structural extensions are planned, which should lead to the creation of approximately 1,700 square metres of additional living space and more than 30 new residential units. This will increase the total number of units to over 250.
The transaction underscores M&G's conviction regarding attractive opportunities in the German residential real estate market for active asset management, particularly for properties that allow for investments to increase energy efficiency, create additional living space, and achieve long-term sustainability goals. The strategic partnership with Reneo, whose technology and asset management platform uses artificial intelligence for the systematic identification, standardisation, and implementation of value creation potential in residential properties, is crucial in this regard. BauMont will combine its own investment expertise with Reneo's origination capabilities, local market knowledge, and integrated operational platform.

He emphasised that Germany is one of the European housing markets with the greatest supply shortage and at the same time has a large stock of older buildings with considerable investment needs.
