BENO Holding AG has acquired a light industrial property in Roth near Nuremberg. This acquisition expands the company's portfolio with a site designed for uses related to storage and distribution. The transaction includes an existing floor area of approximately 3,700 m² and a plot size of around 10,000 m² in an established industrial and commercial area.
Already during the acquisition phase, the property, which was formerly owner-occupied and had been vacant after closure, was leased long-term. The new tenant is SYSPLAST GmbH, a company belonging to the listed Energenta Group, which operates in the field of circular economy and plastics recycling. The lease agreement was concluded for a term of ten years with additional extension options. The acquisition was made at an entry basis of approximately EUR 540 per square metre. The purchase price corresponds to 8.6 times the newly agreed annual net cold rent.
Site Development and Energy Infrastructure
The property is located in the Nuremberg metropolitan region, a site with significant industrial and technological characteristics, distinguished by automation, production technology, and Industry 4.0. Transport links are provided by the four-lane B2 highway and the A6 and A9 motorways. Additionally, the Bayernhafen Roth on the Main-Danube Canal offers access to the European waterway network.
As part of the site development, BENO plans to construct an additional production and warehouse for the new user, the investment for which is already contractually fixed in the lease agreement. Furthermore, an increase in electrical connection capacity to approximately 1.5 MW is planned, with a transformer station located in the immediate vicinity. With the acquisition of the property, two photovoltaic systems on the site also transfer into BENO's ownership. One of the systems has an existing feed-in contract, generating additional ongoing revenues. The second system serves to supply the tenant with electricity generated on-site. The planned extension hall will also be equipped with a photovoltaic system.
Michael Bussmann, Board Member of BENO Holding AG, commented on the transaction by highlighting the company's strategic approach: acquiring existing properties at attractive conditions, securing leases early, and purposefully developing the sites. He added that the acquisition offers a solid risk buffer and that the measures — additional space, higher electrical connection capacity, and photovoltaic expansion — would strengthen the site's productivity and long-term multi-tenancy. This acquisition aligns with BENO's strategy of acquiring light industrial and logistics properties in established economic regions, actively leasing them, and developing them through investments in building and energy infrastructure.
