The Carestone Group is moving forward with the revitalisation of Haus am Parksee in Leonberg. Planning permission has been issued for the comprehensive realignment of the existing building at Ostertagstrasse 44. Sales of individual units to private investors began at the start of October. By the second half of 2028, 132 senior-friendly apartments and a day care facility are to be established at this mature location. Operations will be taken over by the Stuttgart-based Esenio Group under a 20-year lease agreement.
The building opened in 1977 as a senior citizens centre and was used for inpatient care for nearly five decades. In future, the concept will focus on independent living accompanied by tailored service and care provisions. In addition to private residential units, communal spaces and a day care facility offering 20 places are planned. Daniel Ahrendt, CEO of Carestone Group, highlighted the significance of preserving existing building stock at this location, where a new-build development of comparable scale would hardly be feasible today.
Energy-efficient core refurbishment and structural dimensions
The start of the actual core refurbishment is scheduled for mid-2027. Alongside residential and communal zones, the entire building services infrastructure and outdoor facilities will be modernised. The objective of the construction work is to elevate the property to the energy efficiency standard of a KfW Efficiency House 55 EE, significantly reducing ongoing operational energy consumption.

Operator structure and long-term use
Esenio Residenz Leonberg GmbH will oversee management in the future. The owner-managed business was founded by Christian and Nicole Ersing, who bring extensive commercial management experience in the care sector. According to Christian Ersing, the Leonberg project connects independent living with community and outpatient care, serving as a base for regional expansion in the greater Stuttgart area.
The district town of Leonberg in Baden-Wuerttemberg has roughly 50,000 inhabitants and benefits from connections to the A8 and A81 motorways as well as a direct S-Bahn link to Stuttgart. Haus am Parksee is centrally situated between the municipal park and the Leo-Center shopping centre, ensuring local retail and medical facilities remain within walking distance. According to Sandro Pawils, CSO at Carestone, the combination of an urban location, full refurbishment and a long-term operator agreement provides a solid foundation for private retail investors.
