In Maulburg, Lörrach district, the topping-out ceremony for a new residential construction project by the Federal Institute for Real Estate Tasks (BImA) was recently held. This construction project on Alemannenstraße comprises four multi-storey apartment buildings, which will offer a total of 73 new residential units, some of which are barrier-free, as well as an underground car park. The project is considered a model for BImA's nationwide housing offensive, as the Federal Institute acquires the buildings turn-key from a developer, instead of acting as the builder itself. This represents a new approach, particularly in regions where BImA has limited potential for its own land. Immvest-Maulburg GmbH acts as the developer and seller, while Dreßler Bau GmbH has taken on the role of general contractor for the turn-key construction.
Affordable Housing in a Sought-After Location
The municipality of Maulburg is strategically located in the tri-border region between Germany, France, and Switzerland. Due to the presence of federal authorities such as the Federal Police and customs, there is an increased need for housing provision by the federal government here. The resulting two to five-room flats, including 17 barrier-free units, are primarily designed for families and households seeking adequate and affordable housing in this economically strong region. Axel Kolfenbach, Head of BImA's Portfolio Management business unit, emphasised that affordable housing is a fundamental need and that the project makes a concrete contribution to alleviating the strained housing market in the Lörrach district.
In addition to creating living space, a strong focus was placed on sustainability and energy efficiency. The buildings are being constructed to the EH 40 standard, which means a 60 per cent reduction in energy consumption compared to a standard new building. The energy supply comes from a regional district heating network, supplemented by photovoltaic systems on the roofs, which will also be extensively greened. A special feature is the execution of the underground car park as a waterproof "white tank", a measure that addresses the local flood risk.
Project Progress and Occupancy
The topping-out ceremony marked a significant milestone in the construction progress, attended by representatives from politics, the construction industry, and BImA. Completion of the four buildings is slated for autumn 2027. In line with BImA's usual practice, the flats will first be offered to federal employees, including staff from customs, the Federal Police, and the Bundeswehr, as affordable housing under the federal housing welfare scheme. Units not allocated through this scheme will then be available on the open market under the same conditions, whereby BImA actively contributes to relieving the regional housing market.
