Nationwide property developer Bonava has laid the foundation stone for the fifth and final plot of the Paulshöfe neighbourhood in Düsseldorf-Benrath. The ceremony was attended by the Lord Mayor of Düsseldorf, Dr Stephan Keller, and the deputy district mayor of Benrath, Dr Christoph Laugs. As part of the event, a time capsule was traditionally embedded into the foundations of the final construction phase.

The neighbourhood development is being built on an almost three-hectare brownfield site of a former ThyssenKrupp rolling mill. In total, the project comprises around 571 residential units. The allocation follows a balanced model: 50 percent of the units are designed as owner-occupied apartments, and 50 percent as subsidised housing. Completion of the overall development is scheduled for early 2029.

Structured delivery across five construction phases

The overall project is divided into five plots, delivered in phases. While the first two plots are already fully completed and occupied, the third plot is about to be handed over to future residents. Completion of the fourth phase is scheduled for summer 2027.

The final 95 residential units of the neighbourhood are being constructed on the fifth plot, where work has now begun. Speaking at the foundation stone ceremony, Bonava project manager Pascal Herlitz explained that the project was entering its final stretch. Over recent years, a vibrant residential neighbourhood for people in diverse life situations had gradually emerged. The fact that the first residents had already moved in while the final construction phase was underway illustrated the steady progress of the development.

Significance for neighbourhood development in Benrath

Lord Mayor Dr Stephan Keller highlighted the relevance of the scheme for the municipal housing drive in the state capital Düsseldorf. With a total of 571 apartments, the site makes a substantial contribution to meeting housing demand. In addition, the neighbourhood connects directly to the urban setting in Benrath, which is shaped by the new construction of the Albrecht Dürer vocational college and the adjacent Mühlenquartier. Keller thanked all stakeholders involved for delivering the project.
