In a prime location next to the railway station in Munich-Pasing, Bucher Properties GmbH has held the topping-out ceremony for a project that closes an urban development gap on the former Weyl site. The building is scheduled for completion in the second quarter of 2027. The project features a mixed-use concept that includes both residential space and small-scale retail units.
The construction project addresses the demand for student accommodation in Munich by creating 113 fully furnished apartments. Complementing the residential units, communal areas, a fitness room, a roof terrace, and green outdoor spaces are planned to foster interaction among residents. Retail units for local amenities are being realised on the ground floor, one larger unit of which has already been leased long-term to a full-range supermarket.
Architecture and Sustainability Standards
The architectural design is by Munich-based be_planen Architektur GmbH and is characterised by a monolithic structure with a clinker brick facade. This is intended to bridge the gap to the historical industrial and railway station architecture. The building features dynamically staggered heights and a rhythmic facade grid. The project meets ecological standards, including KfW Neubau 40 EE for residential use and KfW Neubau 55 for the commercial parts. The complex's energy supply is provided by a groundwater heat pump, district heating, and a photovoltaic system on the roof.
Martin Bucher, Managing Director of Bucher Properties GmbH, emphasised that the topping-out ceremony not only marked progress in the construction process but also the realisation of a vision that combines architectural ambition, social responsibility, and ecological sustainability. He further highlighted that a place of high urban quality will emerge directly at Pasinger Bahnhof, which will sustainably enrich the district. He expressed the conviction that an inspiring environment for students would be created here.
The development of this area at Pasinger Bahnhof represents a consistent continuation of urban development in this Munich district. By combining residential, retail, and a consciously sustainable construction method, the district's infrastructure is strengthened. The creation of affordable and high-quality accommodation, especially for students, contributes to easing the local housing market and at the same time promotes a vital urban structure in Pasing.
